This website is operated by Exclusive Property Management Pty Ltd, ABN 48 633 331 254, trading as Exclusive Property Management (“EPM”, “we”, “us” or “our”). These terms explain the permitted use of exclusivepm.com.au and the role of information and enquiry forms on the site.
These website terms do not replace a signed property management authority, residential rental agreement or other agreement for our services. Those arrangements have their own terms and are subject to applicable law.
We aim to present property information accurately. Prices, availability, inspection arrangements and property features can change. Please contact EPM to confirm current details and raise any apparent error.
Photographs, floor plans and descriptions help illustrate a property and may not show its current condition or every feature. Confirm any feature important to your decision with the agent and through an inspection where appropriate. This does not limit our obligation to provide accurate information or your rights under law.
An advertisement or enquiry does not reserve a property or create a rental agreement. Application decisions and any resulting agreement are handled separately under the applicable requirements.
Submitting an appraisal request does not appoint EPM as your managing agent or commit you to a service. We will discuss the property, available services and proposed terms with you separately.
A rental appraisal is an estimate informed by the information available and market conditions at the time. It is not a guarantee of rent, rental yield, a leasing timeframe or investment performance. Changes to the property, its presentation or market conditions may affect the outcome.
The rental waitlist records interest in future rental opportunities. Registration is not a rental application, approval, reservation or guarantee of an inspection or offer.
We use IRE / 2Apply for rental applications. Follow the application instructions for the relevant property. Please supply accurate information through the requested channel and tell us if information changes. Do not submit identity or financial documents through a general enquiry form unless we have specifically directed you to an appropriate submission method.
Website articles, FAQs and videos provide general information. Their relevance depends on the property, circumstances and publication date. They do not replace advice tailored to your circumstances. Historical material may describe arrangements that no longer apply.
You may use this website to obtain information and make genuine enquiries. You must not use it unlawfully, impersonate another person, submit information you have no right to disclose, introduce harmful software, attempt unauthorised access or deliberately disrupt the site.
Website text, photographs, branding and other material belong to EPM or their respective owners or licensors. You may view the site and save reasonable extracts for your own property search or service enquiry. Other reproduction or commercial use requires the relevant rights holder’s permission unless permitted by law. Nothing here limits a statutory exception to copyright.
Links may take you to third-party websites with their own terms and privacy practices. We do not control their operation or content. A link does not transfer our legal responsibilities or make us responsible for every service offered by that third party.
The site may occasionally be unavailable or contain an error. If an online function is not working, contact us by phone or email. General website enquiry forms are not emergency reporting channels; follow the urgent repair instructions supplied for your tenancy and call emergency services on 000 where there is immediate danger.
Our Privacy Policy explains how personal information is handled. Using this website does not amount to consent to every possible use or disclosure of your information.
Nothing in these terms excludes, restricts or modifies a right, remedy, consumer guarantee or liability that cannot lawfully be excluded, restricted or modified, including under the Australian Consumer Law and applicable Victorian tenancy legislation.
These terms do not impose a blanket waiver of claims or require you to indemnify EPM for its own conduct. Any responsibility for loss is determined under applicable law and any valid agreement relevant to the service.
We may revise these website terms and display the updated version and date here. Changes operate prospectively and do not automatically alter an existing management authority or rental agreement.
These terms are governed by the laws of Victoria and the applicable laws of Australia. Nothing in this clause prevents you from exercising a right to use a court, tribunal or regulator available under law.
